Building Operational and Safety Procedures
As we establish our new daily routines it is important that we do not become lax in following the safety guidelines designed to stop the spread of the coronavirus.
Please adhere to the following building rules and remain vigilant in protecting ourselves and others from COVID-19.

Face Masks/Coverings:  Anyone entering the building must wear a face mask/covering. Masks/coverings must be worn in all common areas and regardless of your proximity to another individual. This includes the lobby, corridors, elevators, stairwells, restrooms and loading docks.

Wear a face mask/covering to prevent your respiratory droplets from traveling to other people and to protect you from others. Those droplets come from your nose and mouth so your mask should cover both areas and the perimeter of the mask should maintain tight contact with your face. Remember that asymptomatic and pre-symptomatic people shed virus particles from both nose and mouth. Unfortunately, just like the nose is better for breathing, the nose also appears to be better at spreading COVID-19.

Elevators: The main passenger elevator will be limited to six (6) occupants at a time. Please wait for the next cab if the elevator is full. Stanchions and floor markings in the lobby will indicate proper waiting areas to reinforce social distancing and control elevator traffic. Face masks/coverings must be worn in the elevators at all times.   At each floor, stand away from the elevator doors until passengers have disembarked. 
To ease elevator traffic and wait times, remember our “Up 1, Down 2” initiative to encourage all able occupants to consider walking up at least one flight and down two flights of stairs.

Hand sanitizer stations have been set up near all restrooms, near stairwell entrances, in the lobby, and at elevator lobbies on each floor. Use hand sanitizer and wash hands frequently with soap and water.

We appreciate your cooperation in any steps you are taking to reduce person to person interactions.

  • To reduce the chances of coming into contact with the virus, we are temporarily suspending the use of the shared meeting room facilities in the building.
  • Note that heating hours are being reduced. Actually heating hours will depend on weather conditions, but as we anticipate very few people in the building during evening hours, heating hours will be reduced. This will allow us to better manage engineers hours.
  • As of today The Lunch Box is closed until further notice. We would like to thank the staff and management for all their efforts at Tri-Main and hope they will be back to making food soon.

Going forward:

  • A number of tenants have asked if the building will be closed. Until further notice, Tri-Main remains open to tenants and their employees.
  • Again, we ask that you take any feasible steps to reduce the number of people coming to your suite and practice social distancing for those that need to be here.

The building will remain open unless:

  • We are mandated to close by a governing authority.
  • We are unable to maintain a safe and healthy facility.

It is possible that in the coming days due to restrictions, or staff shortages we will be forced to restrict entry to the building to only those with FOB access. If this does happen, those with fob access will be required to let in other personal that you deem necessary to come to work, at the front. We will provide as much notice as possible if such a step becomes necessary.

We all need to take action now to help protect not only our own health but also those who we come into contact during a normal day.
Please take steps to help reduce the spread of coronavirus.

  • Work remotely. If at all possible, avoid coming to work.
  • If you have to go to work, limit your contact with others including co-workers.
  • As of Monday, March 16 Tri-Main Management will be reducing on-site staff in the office.
  • We ask that you limit coming into the management office. Please contact the Tri-Main office by email whenever possible.

  • Engineering staff will have limited exposure to others in the building. They will be restricted primarily to the boiler room. This means responding to minor repair issues may be delayed. We appreciate your understanding during this time.
